Lely Industries

HTC International has been commissioned by Cofely to provide the new BREEAM-certified Lely Industries business complex in Maassluis with a high-quality communication network. Together with Cofely, the design was refined into a final design tailored to the specific needs of Lely Industries. For Lely Industries, all communication depends on the network infrastructure, which must therefore be in perfect order. Consequently, the network is delivered as a certified installation for a period of 25 years. Subsequently, Cofely commissioned HTC International for the rollout of a complete DAS network.

Our activities

 

1. The installation of a certified Cat6A network, fundamentally consisting of 1,854 (U/FTP Cat.6A) network connections distributed across the floors and the assembly hall. The network is fully constructed with Brand-Rex components and certified for 25 years.

2. The installation of the fiber optic backbones is also part of our performance, consisting of two 2×12-fold 9/125 single-mode fiber optic cables to each SER, installed via different cabling routes: 1×12-fold from MER 1 and 1×12-fold from MER 2. The fiber optic cabling was, among other methods, blown into multiducts (12-fold and 24-fold multiducts). We install the necessary fiber optic panels in the patch cabinets to house the fibers. The fibers are terminated on LC fiber optic connectors using pigtails, and all fiber optic connections have been measured using OTDR.

3. A total of 20 Tecnosteel patch cabinets are placed in all SER rooms.

4. Our activities also include the installation of copper backbones. The 20x4x0.5 copper backbone was installed from the MER to all SERs. The cable is terminated in the MER and SERs on 19″ panels housed in the patch cabinets and measured based on connectivity.

5. Finally, a fully comprehensive DAS network is installed in the office and assembly hall, ensuring the company has optimal coverage for the mobile phone network within the premises.

6. The supply of the required patch cables (UTP and fiber optic) is also our responsibility.

 

Project description

 

An ambitious campus is being realized in Maassluis on behalf of the Lely Group, a producer of leading innovations for the agricultural sector. The campus, part of a Master Plan for the area, covers 33,000 m2 and includes the Lely Group headquarters, a production hall, and an R&D center. ConsortArchitects from Rotterdam developed the Master Plan for the location, is responsible for the design, and manages the construction. Together with a team of specialized advisors, the architects worked on an integrated and sustainable design.

 

Design

 

The office consists of a main volume with two elongated wings on either side that are elevated relative to ground level. Behind the large glass facades, an expressive steel structure is being realized, designed in collaboration with engineering firm IMd. This steel structure consists of large trusses with a height of two floors. Thanks to this height, it is possible to create spans of up to 36 meters, allowing logistics traffic to drive under the office buildings. The ratio between the height and width of the large spans was chosen efficiently so that the structure could be built at normal construction costs. The innovative steel structure gives the building a technical appearance that fits well with the innovative and high-tech character of the Lely Group. The steel structure was delivered prefabricated in elements 20 meters long by 8 meters wide. The four truss sections were assembled into a single unit on the construction site.

 

Sustainable measures

 

Sustainability measures have been integrated into all facets of the project. From the choice of location, the building construction, and technical installations to the site and office furnishings.
The office will be fully furnished according to the “Work Smarter” philosophy, combining (interior) elements of The New Way of Working and LEAN principles, with extensive individual climate control and highly energy-efficient lighting. Other sustainable measures on the campus range from thermal energy storage in the ground, a bio-CHP that powers the lighting, charging points for electric cars and bicycles, and a ‘follow me home’ site lighting system that responds to passing traffic. Furthermore, measures such as a gray water system, the possibility of implementing wind turbines, a roof park with a walking zone and sports field, and a luxury company restaurant are also on the BREEAM-NL score list.

Techniplan Adviseurs conducted various feasibility studies in the areas of comfort, sustainability, and the environment, performed a BREEAM pre-assessment, and advised on the design of all technical installations. Smart and simple solutions were sought based on the LEAN philosophy. The full-glass facade will be executed in a high-quality type of glass, and automatic external sun blinds will be used. A thermal energy storage (TES) system with a heat pump based on groundwater is linked to an asphalt heating system. In this way, the parking deck on the factory hall can be kept frost-free in winter while simultaneously charging extra cold for the summer. Lely will generate part of its own energy locally and sustainably using a bio-CHP installation. This bio-CHP runs on bio-oil produced from waste from Lely’s customers. To provide for wind turbines and additional charging points for electric cars in the future, the necessary preventive provisions have been included in the design. Savings on water consumption will be achieved through a gray water system. Rainwater is collected, purified, and used for the toilets. The final wastewater will be discharged into surface water via a helophyte filter.

 

Landscape and outdoor space

 

Bureau plein06 designed the layout of the complex’s outdoor space and developed the vision for the landscape integration into the polder area. The campus will be a well-maintained and cultivated area, reflecting the historical principles of the farmyard. The outdoor space is functional, simple, and modern in design, with the design language and use of colors for the buildings and grounds integrally coordinated. Through clear separations, layout, and use of materials for roads and paths, a clear and safe logistics system is created for trucks, car traffic, cyclists, and pedestrians.

 

Interior plan

 

Lely will implement the “Work Smarter” work philosophy throughout the campus. This is a form of The New Way of Working combined with LEAN principles. During the construction and furnishing of the building, sustainability was taken into account from A to Z. This was done to achieve the most energy-efficient building possible, integrating the latest innovations in the field of sustainability.

BREEAM

 

BREEAM-NL is an assessment method to determine the sustainability performance of buildings. BREEAM stands for Building Research Establishment Environmental Assessment Method and was originally developed and introduced by the Building Research Establishment (BRE), a British research body somewhat comparable to the Dutch TNO. The addition of NL makes it clear that this is the Dutch version. BREEAM sets a standard for a sustainable building and then indicates the performance level of the assessed building. The intention is to analyze and improve buildings.
